Facilitating a Sale
This program would be utilized when you (the seller) have located a buyer who is NOT represented by a real estate agent or broker. A La Carte Real Estate Services can help with all the complicated details of putting together the offer and overseeing the transaction. We will meet or speak with the buyer, review the terms agreed to, prepare the offer to purchase in accordance with the parties wishes, prepare any counter offers necessary and verify the buyer is prequalified or preapproved for the loan. We will also provide all the required disclosures to be delivered to the buyer. A La Carte, per your instructions, would then open escrow, coordinate the various inspections, work with the Buyer's lender, review termite and physical inspection reports and consult on any request for repairs.
FEE: $1,500 payable by either Seller and/or Buyer in 2 installments
$500 at first meeting when purchase agreement is accepted.
Balance due upon completion of property evaluation (+/-17 days)
MLS Marketing Service
Although the Multiple Listing Service (MLS) has traditionally been off limits to For Sale By Owners, our MLS Open Listing gives you access to this valuable marketing tool. Local Realtors and their clients (your potential buyers) rely on the MLS for up-to-date information about available housing in your area. For a flat fee, A La Carte will put your home in the San Diego Multiple Listing Service, if you have agreed to pay a commission to an agent who brings you an acceptable offer (the commission typically is 2.5% to 3%). Our MLS Open Listing also gives you the right to sell your property without paying any commission should you find a buyer not represented by an agent or broker.
